According to the prospectus, the Association had already contracted for the purchase of the Crumpsall Hall estates, extending upwards of 50 acres at less than 1.25d per square yard. The site was noted as being less than two miles from the Exchange and adjoining Cheetham Hill. It was anticipated that the value of the land would be greatly enhanced by the construction of the new railway line from Victoria Station to Bury (now Metrolink) by the Lancashire and Yorkshire Railway Company, with proposed stations at each side of the site.
