According to the prospectus, the Association had already contracted for the purchase of the Crumpsall Hall estates, extending upwards of 50 acres at less than 1.25d per square yard. The site was noted as being less than two miles from the Exchange and adjoining Cheetham Hill. It was anticipated that the value of the land would be greatly enhanced by the construction of the new railway line from Victoria Station to Bury (now Metrolink) by the Lancashire and Yorkshire Railway Company, with proposed stations at each side of the site. Asahel P Bell Royal Exchange Manchester was named as company architect.

Progress was slow. In 1889 approval was given to the construction of seven houses on Lily Street (now L Street) off Lansdowne Road on the Crumpsall Hall Estate. Most of Lansdowne Road remained undeveloped.

MANCHESTER AND DISTRICT LAND AND BUILDDING ASSOCIATION LIMITED Applications for BUILDING SITES may now be made to Mr Bell, Surveyor, Royal Exchange (St Ann’s Square Entrance) Manchester. [Manchester Guardian Saturday 28 August 1875 Page 1 Column 2]
