In 1889, the Ynyslas estate was acquired by Ynyslas Bay Company Ltd. Comprising a number of Lancashire businessmen the company proposed to develop Ynyslas as a seaside resort. Tate and Popplewell, were commissioned to lay out a proposal for a resort and in October 1889, drew up an extensive plan for a new wide promenade, separate ladies and gentlemen's open swimming pools, a recreation park, ornamental lake, hotel detached and semi-detached house, terraces of house, row of shops, a market hall, new roads with fountains at their junctions and both a church and chapel.

Four semi-detached, 3-storeyed villas where built as show homes, but the development did not proceed any further. Low down on the front elevation there is a plaque which reads 'This stone was laid by William Gregson Esq of Bolton to commemorate the commencement of the opening up of Ynyslas as a Health Resort.'
