The house is situated on part of the Cayley Estate, described as “Some 300 acres of Ripe Building Land between Colwyn Bay and Rhos-on-Sea with magnificent uninterrupted sea frontage of 1,000 yards” in numerous adverts in the local press during the first decade of the twentieth century. Sir George Everard Cayley, 9th Baronet, had his residence and main estates at High Hall and The Green, Brampton, Yorkshire and Llannerch Park, St Asaph; the running of the Rhos estate being left in the hands of his local agent, R E Birch FSI. Birch was responsible for the laying out of the estate for building purposes. The formation of new roads commenced in December 1902 and by July 1904 the widening of Rhos Road was completed. In the same year land was given for the Methodist Church Hall on Elwy Road immediately adjacent to Larkfield.

No direct reference to the construction of Larkfield has been found but a date of 1904 is most probable. In September 1906 the contents of the house were auctioned off, the house having been sold previously by H J Birch [28 September 1906 page 1]. In 1909 the house was extended by G H Willoughby of Manchester for J Marsland.
