An early and largely unsuccessful attempt to exploit land for suburban development following the opening of the Manchester to Bury turnpike road. The estate extended along Butterstile Lane from Bury New Road to the present Sandy Lane.

PRESTWICH HILLS ESTATE only three miles from Manchester. About TWO HUNDRED and FIFTY statute Aces of FREEHOLD LAND situate in Prestwich (land tax redeemed), TO BE SOLD in lots upon moderate chief rent or otherwise. The views on this estate are extensive and beautiful; there are abundant springs of excellent water, the soil is dry and healthy, and the air fine and pure. For the erection of villas, the situations are inferior to none in the neighbourhood of Manchester. The estate is intersected by god roads communicating with the new turnpike road from Manchester to Bury, and the public conveyances which pass hourly render it easy of access. PRESTWICH HILLS ESTATE - CONTRACT FOR WORK - Persons desirous of CONTRACTING for the excavation and formation of the earthwork, drains and construction of walls in that portion of the roads on the estate extending from the new turnpike road from Manchester to Bury, along Butterstile Lane to the road and field marked B on the plan and section, according to the plans sections and specifications of the work which may be seen at the office of Mr James Frazer, surveyor, Ford Lane, Pendleton, at any time between nine in the morning and four in the afternoon, are requested to send in tenders to Messrs Whitlow and Radford, solicitors, 2 St James’s Square Manchester, on or before the 8th day of February 1837. PRESTWICH HILLS ESTATE (PHASE II) - Contract for Work - Persons desirous of contracting for the excavation and formation of the earthworks, drains etc. of that portion of the road on this estate, extending from the termination of the last contract, to the road leading from Hilton Lane to the farm and Prestwich Church, according to the plans, sections and specifications of the work, which may be seen at the office of Mr James Fraser, surveyor, Ford Lane, Pendleton, at any time between the hours of ten in the morning and four in the afternoon, are requested to send in tenders to Messrs Whitlow and Radford, solicitors, 2 St James Square, Manchester on or before 29 July 1837.
