Based upon the advertisement in the Manchester Guardian this would seem to have been a speculative venture, with the developer seeking a pre-let before commencing building works. Maxwell is assumed the architect. Site not identified

A gentleman about to erect a WEAVING SHED at Radcliffe is desirous of meeting with a tenant to take the same on lease. Any reasonable modifications would be made in the arrangements to suit a good tenant. The shed will hold about 220 looms with good warehouse, warping and winding rooms and will be close to coal and a good road. A number of good cottages in the immediate neighbourhood might be taken with the shed, if desired. The owner would have no objection to make arrangements for turning the shed if preferred.
