In October 1937 it was announced that the The Gaiety, which had been a cinema since 1921 was to revert to a theatre beginning on Christmas Eve 1937 with the pantomime, “Dick Wittington” and afterwards with twice nightly variety. Alterations were to be carried out in a five week contract.

Manchester - Messrs Roberts Wood and Elder 26 King Street, Manchester are the architects for the conversion of the Gaiety Cinema in Peter Street into a theatre for the Gaiety Cinema (Manchester ) Limited. [Builder 8 October 1937 Page 658]

The Manchester City News detailed the work as follows: A large and more imposing entrance is to be made and an extensive renewal of the seating accommodation is to be carried out. The stage is to be entirely re-lit and the theatre including dressing rooms is to be re-painted. The scheme for the reconstruction has been drawn up by Mr Elder, architect, of Messrs Roberts Wood and Elder, and the work is being carried out by Messrs Smith and Thompson of Upper Brook Street.
